MULTIPLE LISTING SERVICE

Harding Real Estate is part of the Multiple Listing Service of Northern Illinois, Inc. This is the largest single source of real estate listings in the Chicago land area and is also one of the very largest MLS systems in the world. All of our residential listings reach the 275,000+ Realtors in Cook county, Illinois as well as well as all of the collar counties. In addition they reach Wisconsin Brokers via the Lakes Region MLS serving the southeastern portion of Wisconsin.

THE INTERNET

We could spend much time discussing this marketing alternative. Suffice to say the internet is the single largest source of real estate information in the world. Information on your property will be found online on a number of Web Sites including:

 

Realtor.com is the official web site of the National Association of Realtors with more than 1.3 million listings. Realtor.com averages over 180 views per property per month. It has exclusive agreements with USA Today, NBC and AOL Digital.

We also are heavily involved with additional marketing programs on the internet as a way of providing additional exposure for our many residential clients. several of those programs are as follows:

  • A. Realtor.com Platinum Package - We subscribe to a premium package on Realtor.com which shows your home as a featured listing. The designation allows six pictures to be included in your internet display as well as a link to my home page for additional information. Our web page also contains hundreds of links to web sites containing information useful to buyers. We are also constantly adding and changing our internet links to provide even more reasons for a buyer to visit our web page and view your listing.
  • Virtual Tour - We will be doing a virtual tour of your home for internet purposes. This is the 360 degree video of home interiors you are seeing on the internet. This also provides e-mail capability as well as priority exposure on Yahoo.com.

BROCHURES

We develop a detailed information package on your home and property which is useful to buyers as well as their agents. The package will contain many more details about your home than a simple MLS sheet provides. Our brochure can also help a buyer remember your home after a showing and keep your listing at the top of the pile when it is mailed or e-mailed to a potential buyer.

 

THE INTERNATIONAL RELOCATION NETWORK.

NEGOTIATING YOUR SALE.

Randy Erwin as well as his Assistant, Natalie, are licensed in both Illinois and Wisconsin. Involved in the real estate business since 1986, they have successfully negotiated many sales. Staying on top of advertising schedules, handling direct mailings, maintaining and monitoring our web page and providing feedback on showings to you on a timely basis is handled by Randy's Assistant, Natalie Kruse. You should feel comfortable knowing that your property is being handled properly and professionally if Randy or a member of the team is out of the office.

 

FULL TIME CLOSING OFFICER

Once the sales contract is signed we coordinate with your attorney to be sure that the title policy, well and septic report, survey, mortgage, property inspection, environmental report and other items required for a closing are not over looked. Our full time closing officer, Jennifer Kunke, helps us all stay on top of the details so your closing happens when it is scheduled.
