Marketing farms, vacant land or development properties is very different from marketing a residence. Most Realtors - even those with considerable residential experience - are not familiar with the many specifics related to farm or vacant land selling.

While price is important it is often not the most critical issue when beginning our marketing effort. Other factors such as location, property size, road frontage, utility availability and unique features such as woods or horse facilities play an equally important role.

MULTIPLE LISTING SERVICE
Harding Real Estate is part of the Multiple Listing Service of Northern Illinois, Inc. This is the largest single source of real estate listings in the Chicago land area and is also one of the very largest MLS systems in the world. All of our listings reach the 275,000+ Realtors in Cook county, Illinois as well as all the collar counties. In addition they reach Wisconsin Brokers via the Lakes Region MLS serving the southeastern portion of Wisconsin.
THE INTERNET
We could spend much time discussing this marketing alternative. Suffice to say the internet is the single largest source of real estate information in the world. Information on your property will be found online on a number of Web Sites including:

Realtor.com is the official web site of the National Association of Realtors with more than 1.3 million listings. Realtor.com averages over 180 views per property per month. It has exclusive agreements with USA Today, NBC and AOL Digital.
We also are heavily involved with additional marketing programs on the internet as a way of providing additional exposure for our many clients.
BROCHURES
We develop a detailed information package on your property which is useful to buyers and other real estate agents. The package will contain many more details about your farm/land than a simple MLS sheet provides. Our brochure is available both by e-mail as well as regular mail. Why such a package is not developed by most other agents as a part of their sales approach is a mystery to us.
NEGOTIATING YOUR SALE.
Randy Erwin as well as his Assistant, Natalie are licensed in both Illinois and Wisconsin. Involved in the real estate business since 1986, they have successfully negotiated many sales. While we could discuss sales volume as a way of measuring success, we prefer to think of our clients as individuals. We do have a list of all of our farm/land sales since 1/1/2000 on this web site. Staying on top of advertising schedules, handling direct mailings, maintaining and monitoring our web page and providing feedback on showings to you on a timely basis is handled by Randy's Assistant, Natalie Kruse. You should feel comfortable knowing that your property is being handled properly and professionally if Randy or a member of the team is out of the office.
FULL TIME CLOSING OFFICER
Once the sales contract is signed we coordinate with your attorney to be sure that the title policy, well and septic report, survey, mortgage, property inspection, environmental report and other items required for a closing are not over looked. Our full time closing officer, Jennifer Kunke, helps us all stay on top of the details so your closing happens when it is scheduled.
