Some Thoughts about Marketing Rural Homes and Estates…

 

Marketing rural homes and estate properties is often different from marketing a residence in town. Frequently such properties attract either retirees coming off the farm or younger families moving up to a rural location as a way of improving their lifestyle. In either case the buyer has rather specific needs in mind.

 

1.  SIGNS

Exposure to the market place is the key to selling farm properties. We will place a 3′ x 5′ sign on your property promptly after listing it for sale. The sign will indicate parcel size, and have our contact information – Name, Phone Number and Internet Site.

 

2. BROCHURES

Frequently a prospective buyer is not at your elbow when a property is introduced. You have only one chance to make a good first impression. The brochure we will prepare on your property will provide accurate and concise information in a professional manner.

 

3. PRINT ADVERTISING                

In the past we advertised in most of the following publication often. Today our advertising responses come almost exclusively from the internet. As such we are not do not place much emphasis on print media and if requested to do so generally do so on a cost sharing basis.

5.  MULTIPLE LISTING SERVICE

Harding Real Estate is part of the Multiple Listing Service of Northern Illinois, Inc. This is the largest single source of real estate listings in the Chicago land area and is also one of the very largest MLS systems in the world. All of our listings reach the 275,000+ Realtors in Cook County, Illinois as well as all the collar counties. In addition your listing will be entered in the Lakes Region MLS assuring exposure to the Wisconsin Realtors. They are also listed on a number of Internet sites.

 

6.  INTERNET MARKETING.

A discussion about marketing your farm would not be complete without a discussion about internet exposure. While many farm buyers and sellers still rely on print advertising, increasingly more and more are turning to the internet for information. Both Harding Real Estate and Randy Erwin have Web pages designed to showcase current listings with links to additional on line real estate sites. In addition to the above mentioned websites we also advertise our properties at: www.HomesandLand.com andwww.LandsofAmerica.com . Both sites showcase homes with acreage as well as vacant land.  Land of America has over 350 partner websites and is the largest rural listing service in the Nation, specializing in rural real estate. Your property will be advertised on many of these sites depending on the type of property you are selling. 

 

6. NEGOTIATING YOUR SALE.

I have over twenty of experience selling rural agricultural land and have successfully negotiated many sales. While we could discuss sales volume as a way of measuring success, we prefer to think of our clients as individuals. Our experience and success has produced many referrals from satisfied customers. If you wish references we will be pleased to provide many. We feel working together we can get a fair price for your property as quickly as possible.

 

7.  FULL TIME ASSISTANT.

Once we begin marketing your property our work really begins. Staying on top of advertising, handling direct mailings, following up on inquiries promptly and providing feedback to you on a timely basis is a top priority. In addition, Natalie Torres, my assistant, will be intimately involved in the entire selling process. Natalie is also a licensed real estate agent in both Illinois and Wisconsin and has been with me for sixteen years. You should feel comfortable knowing that your property is being handled properly and professionally if one of us happens to be out of the office at any time.

 

8. FULL TIME CLOSING OFFICER.

Once the sales contract is signed we coordinate with your attorney to be sure that the title policy, well and septic report, survey, mortgage, property inspection, Environmental report and other items required for a closing are not over looked. Our full time closing officer, Jennifer Kunke, helps us all stay on top of all the details so your closing happens when it is scheduled.

 

9. REAL ESTATE VOLUME.

It pays to list your property with a company handling a lot of farm and land real estate.
